During the California housing crisis, District 2 of the City of Sacramento is in need of regeneration and resilience through the creation of housing density. The introduction of diversity in living accommodations creates economic opportunity to the inhabitants. The complex is between the Sacramento Northern Bike Trail and a routine bus stop. It promotes social interaction and transit-oriented development with an upgraded bus stop and a 16’-0” wide public walkway for easy access between these accommodations. To reduce the heat island effect, promote environmental sustainability, and incentivize the transportation options, the project incorporates 26 covered and protected bicycle spaces, 3 motorcycle spaces, and a reduction to 27 vehicle spaces (2 of which are handicap). The public road and sidewalks are all to be improved and updated. The project will be all electric and have rooftop solar panels to avoid greenhouse gas emissions and create a clean energy, pollutant free environment.

The project is subdivided to take advantage of the new Multi-family ADU bills to promote density. This provided the opportunity to create two ADUs on each parcel for a total of 12 in addition to carefully laid out parcels for the perfect amount of units on each. The project is paying in-lou fees for affordable housing. This is for the city to give to Development Corporations that have the resources and ability to carry out these types of projects in an economy where building construction is financially infeasible.

The design intent of the project is to have a fiber cement cladding system for a clean modern style which embraces the minimalist ideals with the use of contemporary textures and clear architectural lines to connect with many sought-after mid-century Sacramento neighborhoods. Public and private spaces are incorporated through the 100 sf balconies and accessible rooftops. Minimal water consumption and runoff is controlled through the use of xeriscape landscaping, french drains, and permeable sidewalks. Each color on the buildings represents the different subdivided parcels and give relevance to the unit of the occupant.
